Property Management

At the property level, we ourselves take on the operational management for almost all the properties we support. For each individual property, we create a customized property strategy along with a medium- and long-term budget.

 

Our activities in property management correspond to the classical definition:

 

I. Planning

 

  • Analysis of the property and the technical facilities

  • Coordination of the targets

  • Creating the property strategy, setting the parameters for tenant quality and fluctuation; determining the maintenance plan, for implementing increases in efficiency, etc., also taking into account asset management requirements

  • Preparing the budget, including cash flow forecasts

 

II. Management

 

  • Appointing and supervising the external facility management

  • Controlling and monitoring the property investments (capex measures)

  • Managing the property records and data rooms

  • Organizing and supporting rentals and sales

  • Coordinating rental and property accounting

 

III. Controlling

 

  • Monitoring adherence to the defined budgets

  • Monitoring, analysis and evaluation of tenants and service providers

  • Preparing reports for asset management

  • Risk monitoring and operational risk management
