In the field of property development, we redevelop or further develop land or buildings, predominantly as a holder of housing stock, but in individual cases also with the aim of a direct resale.

We always work with a mix of well-respected, experienced architecture and engineering firms; we award contracts to general contractors and also award contracts individually. For our marketing activities, we involve both in-house resources and prestigious sales offices and real estate agencies.

New Construction

New construction is one of our key property development activities. We invest equally in all three of our investment classes.

 

For us, it is of the utmost importance to use the newest, environmentally friendly technologies and materials, always keeping an eye on the topics of sustainability and energy efficiency.

 

Typically, our three investment classes stay within the following dimensions:

 

Office properties: 2,500 - 15,000 sqm

Logistics real estate: 5,000 - 50,000 sqm

Residential real estate: 2,000 - 10,000 sqm

Renovation, Remodelling & Expansion:

In addition to new construction, we are also deeply interested in properties that offer potential for development or expansion. There have been several occasions where, in the course of redensification, we utilized the opportunity to remodel attic floors or to give available portions of a property other sustainable, meaningful use.

In many cases, it does not make sense to merely renovate a property where the usable space no longer meets marketable requirements. In such cases, to avoid longer periods of vacancy and renew or extend the life cycle, we engage in the conversion and revitalization of the property.

 

After performing a thorough examination, we create a concept that takes into account the specific official requirements (such as monument protection, part continuation of certain forms of use, etc.) and the long-term macro- and microeconomic developments, but also the social trends and framework conditions of a city district, city or region.
