Asset Management

In the field of asset management, we manage, control and develop the properties entrusted to us; we look into new investment opportunities and invest directly in new properties.

 

The central focus of our asset management is on sustainably maximizing returns and thus on increasing the value of the property assets we manage. In doing so, we develop individual strategies for the respective properties and initiate and monitor the implementation of those strategies.

 

This also means we often take over the role of principal to manage demanding refurbishment projects but also the entire range of complex project developments, including managing suitable service providers ranging from architects and specialist planners to construction companies.

 

The evaluation of new investment opportunities also plays a special role in our asset management. Thus we regularly examine and assess properties and strategies, using the three target investment classes; we recommend appropriate investments or independently invest in promising projects.

 

In our portfolio management, we place the highest priority on tenant satisfaction and a long-term property commitment. In addition to managing the necessary investments, we consider the quality assurance of property and facility management services to be particularly important. With our in-house rental management, we also develop suitable marketing strategies.

 

Our asset management team is made up of highly qualified internal and external employees, including economists, architects, civil engineers and real estate agents.

Residential real estate as an asset class has experienced one of the fastest changes in the last few years, marked by an attractive interest rate environment. We still consider this asset class to be highly attractive, however, and intend to continue expanding our activities in this area in the future.

 

Our focus on residential real estate is broadly diversified. We manage purely residential buildings, blended-use residential and commercial buildings and also entire residential complexes.

 

Our tenant structure is likewise diversified and oriented towards the various concepts of support for social housing and student apartments – all the way to the premium segment.

A significant proportion of our activities is already dedicated to office properties; we have long been greatly interested in expanding this area. Our key regions are Rhine/Ruhr, Munich and Berlin.

 

In the management of our office properties, it is our aim to stay up to date with the latest developments in technology and connectivity, in economical space allocation and also in the area of design.

 

Tenant requirements have changed fundamentally in the last few years; thus, marked by our long-term investment strategy, our office properties are also subject to an ongoing process of adjustment.

We have been operating in the field of logistics real estate for more than 40 years, drawing on many years of experience – not only in developing entire logistics centers or efficiently managing large areas, but also in converting commercial or manufacturing properties into modern logistics facilities.

 

In addition, as an investor for production, trading or logistics companies, we take on the planning, development and implementation of individual logistics centers – or rent out such properties, also as part of sale-and-leaseback concepts.
